Hi Tara. You are right the inspector should send the report directly to you and not to any agent regardless his position or relation. Under most state it is a law and under the Nachi or Ashi association it is a violation of ethics. the report belongs to you and the realtor should honor that it is not for share, you pay for it. If you need more info you can send me a personal msg and I can explain in details. HI fellow BPers, Dear Richard that sounds like it needs a lot of work, but anything is doable, check out NACHI.ORG or Ashi, they are the 2 biggest home inspector association in the nation and you will find inspectors in you area.

Get your self with a Realtor that deals with rentals and investors and ask questions, it won't hurt. You might want to look at the Census of the area, also check this sites they help a lot to evaluate your area and make a good decision. What area of Charlotte you are planning lo look, I started to study the area because the income range is better than some other southeastern cities. The only issue with NC I don't like to much are the state taxes. Share your studies and analysis there is plenty of help here and good people, more than you can imagine.

HI BP'ers, most inspector, depending on state regulation , can do an air sample testing, to see if there is mold particles in the air and what type. but for sure mold remediation is a very good idea. My 3 cents in to this, if the roof is old and curling, very old, there might be a leak all the way trough the walls in to the basement foundation. Or if there is an issue on the foundation then you need to seal from the outside not the inside. Look at the water spouts, are they away from the structure, normally 3 to 6 feet away. If they end right on the outside walls sill then you found your problem.
