@Angela Smith I think that you are WAY off base. Josh is not contributing? I suspect that his work had a great deal to do with their current net worth. Also, if the properties are generating 7K/month in profit, that is certainly contributing. It doesn't matter if that is being reinvested. For that matter, @Joshua D. could just use his wife's salary for reinvestment and use some of the RE profit to live on. Would that make his wife feel better?

I think that Josh's wife is a bit like mine. She supports me but does not totally grasp all of the concepts of how good RE investing can be.

I am not sure if they have children, but when they do his wife will be able to stay home with them and the RE profits will support them.

If you need to replace you may be looking at several thousand, as you may need both the inside and outside units to be replaced.

That is better. You may have issues when maintenance items, like the roof, arise. OTOH, maybe you will be able to buy the other unit at some point.

2 of my duplexes are side/side. I like them a lot, as the tenants do all of the lawn maintenance as they have their own lawn!

Anyone can "pay" the rent. I think that you just need to let things run their course.

I have a tenant that I would like to NOT renew. She has been very difficult overall. She may have vandalized another tenants belongings...there is some evidence. She has paid, mostly on-time or slightly late. Her lease is up on 10/31.

How do I get her out? Apparently, in NJ, a year lease means a lifetime lease! We must offer a renewal unless evicting. At least that is my understanding.

Do I simply raise the rent enough to make her want to leave, but not an outrageous amount? $100/month may do the trick. (The current rent is $1299)

So sorry about this. I suggest that the landlord be made aware of the situation so they can plan ahead.

Can't really give a 28-day notice.

I now use COZY which is working out pretty well.
