 Yes, this is what I really look at. I am doing about 13-18%. In my area, $100/door would not get it done.

I would hire your own exterminator to do an inspection. If, in fact, bedbugs are found, the tenant will have to pay for the treatment. Bedbugs are brought in by people.

I live in Bucks County but currently invest in NJ. For education, hard to beat SJREIA.

Mold is a scam. We have mold in our house. Everyone has mold in their house.

Move a chandelier 3"? That is priceless.

Single family? The tenant should be responsible, and they can hire it out if they desire.

I would not let the time of year dissuade you. I have rented properties in many different months.

As someone who has provided them, if you can avoid it, don't.

My lease states that I am not responsible for repairs.

Google Voice is great. I encourage the tenants to use it to text me rather than call.

I had enough saved to send our 1st set of twins (we have 2 sets!) to college.

Well, I spent in on investment properties! Now getting student loans, but have no regrets.
