If it were me I would ask for the full security deposits from the current owner at closing. How he gets it is his problem.

It is the landlord's responsibility. You didn't cause the hole. 

Make sure that you document everything so he doesn't charge you when you leave.

Nice looking house overall.

The only thing that I don't like is the paint. The walls are a bit too dark, and I prefer white ceilings. Just personal preference. I would like to use that shower, though!

If you were to go with a townhouse, find a subdivision without an HOA.
