That is definitely NOT a tenant expense unless he broke it...which is unlikely.

Get an estimate from a painter for the repairs. Negotiate with that.

I think that you have a right, at least ethically, to see the bills.

She can't charge a late fee if it is not in the lease.

If you can get $1600/month from the 2 smaller units, that is already at 1%, which is great.

I think her sister is one of my tenants! Mental illness is difficult to deal with.

Scott - That's awesome to hear.  Sounds like you and I had the same plan. lol.  At what age do you think that may happen?

How could the tenant provide keys if they lost them?

If they actually have another set, they can go make them for a couple of bucks.

I know many investors that do great with SFRs.

One huge benefit is that you can offload ALL expenses, like lawn care, snow removal, and all utilities.
