I use Cozy for rent collection and Rentec Direct for my accounting. I am happy with both. You could use Rentec Direct for rent collection as well.

Hopefully your insurance company can handle everything, including going after the installer.

BTW, why would the family need to move out? Most repairs can be done with people still in the home.

If you are still going to live nearby, you can definitely self-manage. Just get a good team of contractors to handle repairs. You can always turn it over to someone if you are having trouble.

Why do you want to go back to self-managing? Dissatisfaction with the property managers? With that many units, would it be feasible to start your own management company?

I "accidentally" rented to someone out on parole. It somehow never showed up on the screening. He was actually a great tenant...BUT...he got nabbed on a violation and sent back to prison! I will try not to let that happen again.

I use one of the services that directly charges the tenants for the screening. I get the most comprehensive screening that I can.

With my side to side duplexes the tenants handle it. With my up/downs, I hire it out.

I would think that the seller, given that they had a plumber look at the issue and misdiagnose it, should handle this. You should be able to come to some agreement.

This is for our personal home. We are re-carpeting our family room that was occupied by our Sidney. He was a Boston who had issues later in life, including incontinence. Sadly, he has been gone for a while, and we are finally getting around to putting in new carpet. I kept the old carpet as clean as possible with my commercial carpet cleaner, and it does not smell in the room. I would like to have the slab sprayed/cleaned before the new carpet is installed.

Any suggestions as to methods or products? A simple spray and let dry technique would be preferable.
