Thank you everyone for your posts. I am gleaning so much information on both the pros and cons of Condo investing from you all. 

It has been recommended that I should ensure that the condo board and unit contract are good ones.  How do I find out about the condo board?  Also, I thought only the condo buyers at purchase recieve a copy of the rules and regulations. Can I receive a copy before I buy especially in the expensive Maryland area?

Thank you very much@Victor So for sharing your negative condo experience. Posts like this help us newbies to see the good, the bad and at times the ugly side of RE investing.  I appreciate your honesty and see it as life lessons to learn and grow from. And what could happen if we don't due good due diligence.  Again, many thanks to @Victor So and everyone who posted a reply to my condo question.  You guys rock!

Thank you @Raul R.  Good insight from your post. I didn't take into consideration that some condo owners are not allowed to rent their units out. Hmmm...so far all of these posts have given me much food for thought for sure, thanks.

Hi @Aaron Winters. I would prefer to rent it out on a one year lease to start then do month to month after the end of the first year with annual rent increases as was suggested in several of the BP forums. That's how most of the rentals in large apartment complexes are leased in Maryland. So I thought I would follow that concept for a condo rental.  

Also, I don't know if it would work as an AirBnB style rental in Maryland. Plus I'd prefer to do that with a SFH and not a condo due to possible issues with the other condo owners/residents. Thank you for your post.

Okay, thank you @Russell Brazil. I'll have to do some research on the Condo market and how to go about buying one from a Landlord so that I don't have to finance the whole deal. I'm working with a very limited budget and a fair credit history due to current student loan debt.  One of my goals is to get rid of my debt through RE investing.  Thank you for the advice, I appreciate it.
