I live in the DC, MD, VA area where the housing market is hot right now and home prices are through the roof. Does anyone know if as a new RE investor, I should consider buying a condo from a landlord that may be interesting in selling her unit because she's tired of being a Landlord? I haven't spoken to her yet, this was a tip from someone else. Thank you for your reply.

I am looking to wholesale SFH's and buy duplex's and triplexes in the future for rental income. As @Zach Gard stated, the DC, MD, VA area right now is challenging to house hack, but I'm keeping my eyes open for opportunites anyway. Thanks to everyone in the forum. I like your expanation you provided for having a month to month lease with your tenants. As a new investor who is corrently renting an apartment in an apartment complex, I can see the occasionally need for a month to month lease with tenants that are disruptive and a nusense to other tenants.  

Do you add specific or particular wording in your m2m leases that are not included in general leases?  Thank you for your reply.
