I live in the DC, MD, VA area where the housing market is hot right now and home prices are through the roof. Does anyone know if as a new RE investor, I should consider buying a condo from a landlord that may be interesting in selling her unit because she's tired of being a Landlord? I haven't spoken to her yet, this was a tip from someone else. Thank you for your reply.

Hi , I'm a new RE Investor in the Maryland area too. I appreciate the great advice from @Russell Brazil and @Zach Gard.  I'm already learning a lot from you guys, thanks. 

I am looking to wholesale SFH's and buy duplex's and triplexes in the future for rental income. As @Zach Gard stated, the DC, MD, VA area right now is challenging to house hack, but I'm keeping my eyes open for opportunites anyway. Thanks to everyone in the forum. You make me glad to have joined BP, thanks.

I like your expanation you provided for having a month to month lease with your tenants. As a new investor who is corrently renting an apartment in an apartment complex, I can see the occasionally need for a month to month lease with tenants that are disruptive and a nusense to other tenants.  

Do you add specific or particular wording in your m2m leases that are not included in general leases?  Thank you for your reply.
