@Rene Hosman Sounds good. I guess it's worth the minor inconvenience :)

@Rene Hosman Thank you so very much for taking the time to post both the Pro's and the Con's about this company!  It's more info than I expected so I appreciate it!  Your not being able to put a link on your own marketing for prospective applicants is ridiculous. I guess RentRedi wants to control everything and everyone involved in their system. Hopefully it's not for selling people's information.

The $30 background fee is low compared to some in Maryland. Here it ranges from $35 to $55. It's very kind of you to credit it back to the tenants if their application is accepted and they check out okay. I think that's a great idea and good way to start a good Landlord-Tenant relationship. Your post is so through that I don't have anymore questions right now. I'm sure everyone that reads your post here will also find this information very helpful. Thanks again!

Consider watching some of the BP webinars for new investors. It's a good place to start for some direction on a plan.

@Rene Hosman Have you or anyone received any feedback from BP members who have used or are currently using RentRedi?  Since I've never used their services, I'd like to know what their experiences have been with them. Thank you.

Quote from @Jason Wray:

To avoid an issue just refinance the property and convert to investment if you have at least 85% LTV. If you cannot yet refinance due to LTV or lack of 6 months title seasoning you can explain in detail. FHA & VA allow for a "Change in circumstance" for example you are moving, changing jobs requiring new location, new school, enlisted military, divorce, other life circumstance outside of your control.

As far a penalty due to no intention as using from the start of the application. That can get a little heated depending on the bank/lender. You can also be added to a "List" or people that banks/lenders use to flag all of your future applications similar to a "Fraud Guard".

Good advice Jason. It's very risky having an alteria motive when going through these processes. FHA and VA are government agencies and will have access to all of the applicants personal and financial information. I will let all of my clients know about the List you said banks/lenders use to flag future applications when there's a potential for fraud. Good to know there's a way to try to prevent it. thanks.

@Rachel H. Thank you for your reply Rachel. You're right about having to know what age, size, and type of mobile homes are allowed, if any, in that area. This is great advice too, thank you.

@Paul Sofia Hi Paul, thank you for your reply.  I did mention to him that he has to get the land surveyed before considering anything but I forgot about the zoning aspect. Thank you again for your input. He has decided to hold off doing anything for now but I'll contact you if he decides to go forward with MHs, thanks.

@Marc Rice Thank you for your comments and making me aware that mobile homes are a depreciating  asset. Your suggestions about mobile homeowners and tiny houses as tenants is very helpful. Thanks again!
