Post: A Chicago Underwater Home Question for Lenders

Hi BP Pros, 

I have a family member in Chicago who's home currently is in an underwater status. He has 17 and a half years left on his mortgage and paying 4% interest on a 30 year loan. His original mortgage is $118,500 and still owes a little over $89k. He wants to refinance to take advantage of the new 0% interest rate but the bank said it's not possible because of its current underwater status. He likes living there and does not want to sell his home.  Does he have any options or way to refinance given the home's current status?  Is there anything he can do now?  Thank you in advance for any suggestions, ideas and thoughts you can provide.

It would be great and save us a lot of time if we could search the Forums by a very specific Subject or Topic since there are so many posts and Forums on BP. At times, it can be a little overwhelming when trying to search for the answer to a specific question (i.e. what is a FHA Self-Sufficiency test). That may be why some already asked questions are posted multiple times in the Forums in search of the answer. That way we wouldn't have to read through so many Forum Topics to find exactly what we're looking for.

What do you think?  Any ideas we can suggest to BP on ways to streamline the Forums Subject, Topic search process?   Thanks.

@Sean Poulos Hi Sean, I picked up a copy of that great book on the only site I buy all of my books on Thriftbooks.com.  There I picked up a 1955 used edition of 'The Richest Man in Babylon' for a few dollars. It was in very good condition and didn't cost me much to purchase.  Keep in mind that the wording of this book's text is not in our every day vernacular. So maybe a newer addition might, I don't know for sure. But once you get into it, you 'll get some good financial advice. Wishing you the best!

I find that spending occasional time enjoying hobbies or social activities outside of doing Real Estate makes me feel relaxed and refreshed. I sometimes come back to RE with new contacts, relationships, ideas or insights into what people outside of my RE relationships think about RE.  I think the brief pauses in business can be beneficial mentally and physically.  Do you think having and making time for hobbies benefit you in anyway?  How or why not?

@Charlie MacPherson  Hey Charlie these are nice photos.  Your hobbies are very interesting! I haven't heard of anyone still doing morse code especially just for fun. It's great that you can talk with people all over the world especially with the MIR Space Station!  That has to be the coolest hobby I've heard yet, thank you for sharing them with us.

@Vaughn Smith I agree, as a Realtor I do have access to a lot of data and information.  But sometimes I am a little challenged at finding a balance between the Agent side and the RE Investor creative side because they seem to be at opposite ends of the RE spectrum  : ) 

I have to do like @Account Closed suggested and think more like an Investor but still stay within Agent regulations.  Thank you for your suggestion and post.

@Jim Pellerin Thank you for your list of suggestions. I tend to read RE investing and business books, blogs, webinars, mentors, courses, REIA's but little time with the two RE facebook groups I'm connected with. I find that I spend too much time reading the posts on the FB RE groups I'm connected with a prefer to be working on my business. I may have to use I timer to limit my time on FB RE : )
