nice question.

I make around 25 cents an hour !

As far as property's they are in my dogs trust you will have to talk to the dog!

One I know in the game 40 plus years has props in different states forgets what all he owns, and tells very few people anything.

He said " keep mouth shut as much as you can and when they know you own something always say you are not making a dime"

My wife knows about the house we live in and acouple others

as far as rentals she doesn't care ,knows everything is paid for and I spend way to much time playing

daughter and son in law found out about one we have from a friend of theirs who rented it :)She says I charge to much!

She asked why I never mentioned buying it.

I said that I didn't think they were interested , I tryed to get them involved and all they did was talk and talk but took no action.

I have a wagner I don 't use and two gracos

I used to pre strain the paint with knee high panty hose .or a double layer of screen I rinsed off in a bucket

now I use two stainless screens my wife had that were under the kitchen sink guess they were for drain cover strainer?

Have found lots of clotted paint with them

The biggest don'ts to me

If its something you haven't ever done or its been many years

Not thinking anything over , just jump in.

Don't start by getting your feet wet find a big cliff and jump ,if you can't swim no worrys, this will force you to learn quicker(usually my way)

Think it couldn't be that hard or couldn't cost much.

Then getting way over your head with to many projects

Setting unrealistic time frame to accomplish each step and when falling behind

Push yourself harder and harder to catch up on your to do list.

trying to do everything by your self

being a perfectionist at times and waste hours over little things most others wouldn't notice anyway.putting you farther behind :)

Or getting sloppy and not doing something the right way just to get it done

Still thinking.... so My mansions are on Rich Billionaires Lane :) :)

I live at #1 rich billionaires lane and own the property at #2 and also # 3 thats the physical addresses listed with county

County sends our tax bills to whatever mailing address we listed , I am a recluse and get no mail here

If someone had a list of all addresses in county it would include our mansions

I wonder....

I'm curious also about not using the usps only reason I could come up with is if the property has no mailbox it wouldn't work for all

I glanced at the Allegheny county website to see how it was set up

Here I wouldn't need another source I can just use the county assessor online in alot of the countys or have to do it in person in some

I can search an area or a certain city ,road or street and it will show all addresses. The names also but you didn't need them

in the small towns I ask at city hall sometimes its the planning dept someone always helps

Sometimes you may have to empty the place because of some critter infestation :) then naturally repairs

f you have to go as far as tenting it to get rid of the problem it may be worth it

if its squatters you maybe able to arrange a deal to get afew tougher ones to hang around

I know of one gentleman who if they have a car (he has a fancy high dollar pellet gun) starts with the windows after replacing some catch on if not have known him to pop the folks directly a time or two.

Some areas damaged meters fall on whom ever the bill is in and they have to pay for damaged meter and if it happens again they also raise the deposit way up

if I think awhile I could recall several other ideas

I used the cigarettes and several bottles of booze method to get someone to convince a few to leave for greener pastures.

Curtilage ,I looked that one up.

I always thought that the fruit went to the tenant

And know of one time over a grove of paper shell pecans that had a rental on it they ended up fencing off the yard

it seems the will lie more than they used to. Usually if your looking at them you can tell but not always. I try to check out possibles and may drive by where they live and see if they really do and have talked to neighbors

I have had owners tell me "don't to rent to them,"

I will ask relatives or friends when I can if they would rent to them

When Granny warns you off or an uncle says "you don't have to worry about money with them two and pauses and said you won't get any

years back I didn't worry much ,had a few people who would find creative solutions to problem tenants if I was silly enough to get suckered in

Some of the smaller towns around here a smaller 2/1 sometimes goes for $300/$400

Max $450 if it has attached garage

I have one where w/d is in closet , one they are in dining room,and kitchen

I try to fit w/D hook up somewhere in one little town there isn't a laundrymat
