I enjoyed all the pix and the video I'm still smiling!

It brought back fond memories.

Best time to go in them jewels is July and August. ( I recall emptying the contents of my stomach a time or two on opening the door)

Picked up a rash on a leg in one property that looked like poison ivy and lasted almost four years Doctors didn't know what it was.

Had one that took six dumpsters after letting a couple take all the GOOD stuff they wanted.

My grandmother told me not to call someone a liar.

And Grandfather said Something like this

When dealing with people that I needed to understand

Everyone sees things differently,

Some actually believe they are telling the truth,

others know its not quite true,

some know its pure horse sh@t".

Always remember "If they are trying to get into my pockets(after my money) to consider every word they say to be horse sh@t"

When you mentioned the size for a two I thought ,I have a two bedroom like that from late 60's and the dining area was bigger than the front room. :)

I'm not from Ca but I have bought tax deeds here and I try to rent to them if possible to whoever is in them and may rent for under market for awhile

one tax deed from last June the weekend after I bought it I told them they had til first of July to move or pay and asked them what they thought was fair rent(they agreed to more than I would have asked)and in the nine months they have lived there they paid me more than I gave for the place.

one prop that was empty had three Junkers on it and an old aluminum boat ,other assorted trash and I waited a month told a scrapper if he gave me half what he got for them to take them to metal recycler. The deal works for me I made afew bucks that way

I watch a few things I am sure I am missing alot but here are afew ideas

Here on the tax deed resale I see if any liens stick with the property usually they tell you

I get whatever info I can find online,and /or from the county

What the county values something at may be close to reality , or to high or low so check a few in the area that actually sold recently to give you an idea of value.

if something checks out and I may want it

I will ACTUALLY go LOOK at it ,see if anyone is living in it and maybe talk to them awhile or a neighbor , and check out the neighborhood (you can just say your thinking about buying something in that area but usually they know what your doing)

Try to see inside if you can, I have had tenants invite me in and I had several who pointed out what they thought was wrong with the place.

If its something I may want I put it on my list with price I am willing to give.

Here some are paid off before the sale so you waste some time on them

I get some in rural areas

Sometimes the photos county uses are not recent and the house may not be there or other things are gone or the photos may be of the property next door or another property the person owned

Some county's here will show or sell you an aerial photo of the property and the property lines are in yellow(3 or 4 last year the outline they showed were wrong) You find out later if you have it surveyed.

Some times what looks like shared drive way isn't you have none.

Or the lake house that you looked at and now have the deed to

you learn the road leading to it belongs to the neighbor and abc road was never put in. (Usually here the county lets you know if something is landlocked,but they may not mention road isn't there) I talked to the county and they have no plans of putting in a road but I can at my expence

The neighbor fenced off where the actual road goes, and they keep the place mowed. :)

Within a day or two of the sale I go and look the best over again

Some get trashed or things disappear or burn just before the sale

On one a large metal building was gone or it could be a mobile home

Sheds ,the well or carport

I had the same problem.I repaired the fence several times and dogs would tear it down.

He wouldn't even pay half the cost. we had a few talks and finally I got mad. Ended up telling the guy if it happened again his dogs would either disappear or die if he didn't do something.

I told him a cheap simple solution would be to line HIS side of the fence with oak pallets and I told him where to get them for free.

The bum wouldn't go get them so I had a guy drop a bunch off and we helped him they were 8ft long pallets so it didn't take many. we used scrap pieces of lumber and screws to connect the pallets and any odd length cut with a chainsaw it don't have to be pretty its on his side.

Sometimes you can find longer pallets and around here usually they are free

If you look around for them.

I figured next they would just start digging but they didn't.

Had that problem to.
