I actually picked up a bunch of oak seats and towel racks at an auction seats either ended up broken quick , several cracked in the back middle and could pinch someone.

I don't have a lot of problems with the squirrels who sign a lease

But some of the other animals like the Weasels and Pigs get to me.

It looks like its off to a nice start!

I haven't seen many letter of intents but don't they usually have a line something like "the total purchase price shall be XXX"?

I wanted a property years ago talked to the seller we played with the numbers awhile so my option to purchase went something like this

basically I gave him $XXXX I had XX days to arrange some sort of deal or he took my money :)

As for the purchase amount : something along the lines of a minimum of $XXXXX that the total of the purchase price to be negotiated"blah blah .

don't know if it was actually legal but it have me the time I needed!

I just needed a way to lock it up

After getting a fine education at old Screw U (Several times)

I learned to get everything down on paper. :)

The percentage depends on the state. an example from where I live

If you are contacted by someone other than the OST Unclaimed Property Division, the maximum fee they can charge you for helping you claim your money is 25%.

So if they had no idea they have money coming to them I am sure some are happy to get 75% of it.

I don't want any percentage from anyone . I check it out once in awhile. To get anything owed to us, if I run across a someones name I let them know about it.

In the past I did tell a friend who had money coming to him(from quite a few sources ) that "I felt a 90/10 split seemed fair,the 90% going to me ! " :)
