There was nothing wrong with them,last years taxes were due.

One of my boys wanted them (now he's a big time investor) and has been calling me at night discussing property's he finding online! I got a kick out of that.

Told him that the city would nail him if he did't keep them mowed and they are an hour and a half from him and farther from me.

Things may work out

When BOA is mentioned in a deal I want no part of it.

In my experiences with them it was screw me around for months

Seemed like no one knew what they were doing

Jerk cash deals away right before close then wait 6 months plus and find another buyer to toy with. And then sell it to someone for less.

If your at the end of the line that's great for you.

it's not worth it to me

I can see things several ways and don't like people low balling me But I usually tack extra to the price to start

Started back into the game last year played some in the 80's

I like low price be it something on craigs list

Cars ,boats or a property that isn't selling.

After talking awhile and asking lots of questions

I usually ask for absolute bottom dollar or try to make some sort of swap and I give them a phone# if they say no ,in case they change their mind sometimes they hate the place anyway.failed attempts at renting it or this fixer is a money drain who knows.

Or price is way out of line to start(Man last year had several acres and wanted 18 or 20 for them said he would take $7 last week I offered him less I have land next to it and don't need it.)

At times they will take a lot less or actually want a vehicle or who knows what

In one case while I was fishing aman/kid mentioned selling house.It was older house and wanted a boat ,his parents or grandparents gave him a property he didn't need or want.

He didn't really make an effort to sell it never listed It was springtime and he wanted a boat.

I checked around at banks found a repo boat asked what they actually had to have for it made my deal and he got a boat, in this case I knew his parents and discussed it before hand with them.

They thought he was ignorant and I wasn't in the wrong was I?

Had to do the vent fans on one , at another property they had bricked over the vents and drain pipe to sink loose

I covered the crawl space dirt with roofing felt they had left rolls of it there so it was handy.

I had one moved and roof blew off on highway and I know about one they busted frame on and one flipped blocking highway.

The movers here have to have a permit and are insured

on mine he said is his insurance didn't cover it , I called around some and highway patrol told me who to call

Then insurance adjuster low balls you on price but if you argue will up price

I have no idea how things work in california

Offered two lots in a town for free I checked it out

It would be less than $100 to transfer them.

In order to get some form of government benefits he had to get rid of them

Thought you might find this humorous I did.

I don't even know him.

I don't want to be into mobiles,but if I can pick them up with land I will until I have more cash.

I have did this a few times on one the grandparents paid ,and parents kicked in part on another both were cash deals where they asked about renting them so they had somewhere to live and I countered with I would sell

on another I took about $4000 and they got MH title then and got land deed when they finished paying balance.

I have also picked up afew lots with scrap mobiles on them and lots of junk that I got because I had heard about the pig stys in a nicer area these were crap at lake eufaula

I contacted lots of owners and in some areas they won't allow mobiles anymore and neighbor were happy I bought

Let junk collector I know take anything he wanted and he took everything even rotten lumber

I did have to pick up some insulation and afew other odds and ends and had it mowed trees trimmed

You could marry one,or in my case FIL was and BIL is one.

Or become friends with several I have one I fish ,with who tosses ideas at me

I agree about the bird.

I have gotten renters on one when I went to change the locks had three different offers to rent it that day

Sold one full of pictures furniture and other junk at a nice profit to a relative of prior owner who didn't know they were selling it.

I had planned on having to do a lot of work on it
