I'm curious about the tax sale class you took . I wouldn't take one.
But I like to get info maybe watch pieces of video then email them silly questions for bait ,just to see what BS I get for an answer, if any.
I do buy tax deeds and learn as I go ,some lessons cost a little and I have ran into a couple of surprises :)
I haves sold cheap or gave away a MH with or without a title and /or have had a scrapper take everything except a little of the insulation and pieces of broken block
After finding out that I needed to jump through hoops to rent it or finding out MH actually was trash
after removing the MH I then found out I couldn't put a better MH on the lot because they were ordinances banning them. And you may find the land may not be useable for anything
Will a neighbor use their phone to video inside of MH (pay a few bucks if necessary). It may not be that bad Some people think something is trashed that needs a good cleaning.
** Your not the only one who has bought sight unseen :). I have bid at the tail end of a sale on a few that were real cheap
I was willing to take a chance and hoped for a nice surprise! If you buy many site unseen Be sure to Get plenty of SUGAR for the Lemonade!
I usually take the time to check everything I can ,then actually look at property's before bidding When i do it this way at least any lemonade I end up making doesn't taste as sour! Overall tax sales have been good to me.

I agree totally with trying to unload the property as is. :) that would be my first choice.
Sounds like you have been around the block a time or two when it comes to Tax sales!
