@Jeremy Toney Hey Jeremy - one of the simplest answers to your question would be “reverse engineering” pretty much have a great website and drive traffic to it with lead generation. Most people aren’t versed in this well enough to make it work but there is such thing as bringing the leads to you specially during a time like Covid where people are looking for a way out.

@Brandon Corcoran Brandon - I think besides budgeting and spending money on mailers there’s a couple key points to take in - for instance you can have the best letter but so what if most of it is thrown away? Or even if they open it - people’s perception psyche want to look at more info like your website - is your website set up for success so on ans so forth.

@Kamrava Pirouz Kam - I think all bigger pockets members who have experience know that with a couple thousand bucks you can get into many flips properties and wholesaling. Is it hard work absolutely - is it doable? Absolutely!

@Kamrava Pirouz Hey Kamrava - welcome time New York I am from Long Island. Most people shy away from Long Island but it’s a really good market here. The issue is strategized people have a strong hold on Long Island. If you get in with the right strategies you don’t even need to think out investing outside territories. When there is a will there is a way so don’t discount New York yet. Let’s touch base further.

@Anthony DeMichael Anthony - as you see from everyone’s advice. There is no magic bullet that will solve some issues of acquiring property. But the good news is you can definitely be effective in marketing the correct way. We do home rehabs in Long Island and have been successful. We are intentional and strategic in every aspect of our marketing. You should look into a couple options and follow through from beginning to end. Most sites you pay for end up in everyone’s hands which is fine - but the strategy there ends up being okay how can I differentiate myself from the rest of the buyers and wholesalers to the homeowner.

@Nick Gargiulo there is many aspects in starting. I think much of it depends on what your goals are and priorities. To some extent we are all here because we love and want to prosper from real estate. I don’t think there are simple answers in where you should start but the good news is if we focus further we can have a real concise plan moving forward so that every dollar you spend you get back 1.40. @Ryan Cleary I read your profile as well - have you thought about wholesaling in Long Island? It’s lucrative now due to many people not being in a position to continue their mortgages and the property taxes staying constant.

@Chris John that’s such a great way to put it. It’s like the disconnect of the stock market and the earnings and covid. Half the people think real estate markets going to have major corrections and others think it’s going to keep going. But either way I think we will have opportunity as investors. I think we need our processes to be more streamlined than ever.
