I think the 40-40-20 rule should always apply. At the end of the day you might be creating yourself your own barrier. Even if the owner responds they will assume you are a first time home buyer and when you give them a cash offer thats very low they might be turned off suddenly. Ive always been straight with them and just got good at picking my target audience and focusing on that. The letter looks great and appealing and if I was the homeowner selling I would give you a call, but when you offer me your price (which i am assuming if you want to turn a good profit has to be way lower than market value) then it will seem like a bait and switch. Nice job on the personal touch though.

I am looking to obtain a contractors license for Nassau and Suffolk. What steps do I need to talk. I need direction.

Any help is appreciated. Looking to get in touch with contractors who have obtained the licenses so I can follow their advice.
