Is the cost of having a real estate investor website worth the money you spend?  In particular is the cost of a Carrot real estate website worth the cost?

We are looking at stepping up our marketing to send out more direct mail pieces and wanted some feedback about whether letters or postcards are more effective in getting motivated sellers to call.

I would like some feedback from this group concerning how to properly deal with Do Not Call (DNC) restrictions that impact marketing activities.  For instance I use various internet websites to source telephone numbers of potential motivated sellers and these websites do not indicate whether or not the this person is on a DNC list.  So I cold call these people all the time.  There are other sources I use that indicate whether or not this person is on a DNC list and if they are I do not call them.

But I want feedback on how investors are handling the DNC restrictions.  I am a 2 man operation but I know there are huge investor real estate companies that make thousands of calls to potential motivated sellers so how do they deal with this?

I'm looking for the best way to calculate the right amount of assignment fee.  I've been wholesaling for a while and typically I've used a flat assignment fee from $5,000 to $20,000 based on the size of the deal.  But was looking for a more flexible way to make sure my assignment fee is proportional to the profit my end buyer is going to make off really good deals I bring.

I'll use the example and I would appreciate feedback on what the assignment should be on this deal.

ARV: $275,000 x .70 = $82,500

Repairs: $80,000

Seller Payoff: $97,000

Assignment Fee: ?

I am confused on the use of SMS texting to contact potential sellers.  I read the blast SMS texting many people at a time with one text blast is illegal and manually SMS texting one number at a time manually typing in number and sending one message at a time is legal.  Is this accurate?

Thanks for the replies!  At this point all I have is the decreased persons name and the property address.  I am sending direct mail addressed to the estate of the deceased.

I've been debating how to market to a number of potential probate property leads and choose between:

1. Direct Mail

2. Cold Calling

3. SMS Texting

What's the opinion out there on the success of cold calling vs. texting to find motivated sellers? I'm using a filtered Non owner occupied vacant list in my target areas!
