This is why I find wholesaling a challenging niche. I'm working with some sellers of a really nice inherited property that needs significant cosmetic work. ARV: $205,000. I talked to a rehab/flip couple I've worked with before and they came and looked at the house. They want to offer $93,000. I went to them 1st because I thought they would make a better offer and streamline this process. but they "low balled"! I'm in S. Louisiana and we had a horrible flood 18 months ago and we were making offers like the one above on flooded and gutted homes. Should I just expect this as being part of the wholesaling niche or just move on to a different niche?

I was wondering if anyone has had success using a Probate Lead provider?  I have been collecting probate leads directly by going to the county clerk of court website and going into the probate files to get the info I need to do my mailings.  What are the advantages, other than saving time, for using a Probate Lead Provider?  Thanks in advance for your replies!

I've been an investor for about 8 years and have done relatively well but I'm going to get my real estate license so I can take advantage of leads that now I pass up and make money in so many ways that I can't as just an investor. For instance my marketing brings in a lot of calls from sellers who want retail or very close to retail price for their property and therefore are not investor property prospects. If I had a real estate license I could immediately shift gears into listing mode and get a listing contract and work to find a buyer for their property which I could not do as just an investor. I also can get fees for referrals, collect buyer's agent fees. Also a huge benefit is having complete and constant access to the MLS.

So I'm getting my license and believe it will benefit me greatly!

Brian, Thanks for the reply. Do you know if a custodian is required to report prohibited transactions in the IRA in which they are custodians? I am being proactive but I was just wondering how these things are "figured out" as you said?

I made my custodian aware and their reaction is to close out my IRA and send me a 1099. That's all they've said they would. They made no mention of helping me with the prohibited transactions.
