What's the opinion out there on the success of cold calling vs. texting to find motivated sellers? I'm using a filtered Non owner occupied vacant list in my target areas!

News Flash... They both work. Be careful if you go the texting route, you could get into some very hot water. If you have the time and patience utilize SEO. In SEO you are not reaching out to "motivated" sellers the motivated sellers come to you. If this sounds like something that interests you hit up, Jerryll Noorden... Guys something else.
