John Chapman gave in my opinion the best response to this challenging question about whether a wholesaler should disclose the assignment fee before the cash buyer makes his offer!  The cash buyer should make his offer based on his analysis of the numbers and if he thinks it suits his financial goals for the deal.  If the wholesaler and cash buyer agree on the offer then of course in an assignment the cash buyer will know what the assignment fee is because it will be the delta between the cash buyers offer and the contract price the wholesaler has with the seller!  I am always concerned when the 1st question from my potential cash buyer is "How much is your assignment fee?

Should you give cash buyers your assignment price on a property under contract or give them the property information and a showing and see what they offer?

I've started to dig into wholesaling preforeclosures and I guess I'm missing something in calculation an offer.  Wouldn't the offer be at least what is owed to the lending institution?  It could only be less if the seller brings some money to the closing!

I'm consistently amazed/surprised that almost NO ONE ever who has actually bought into one of these programs actually comes back on BP and gives us their real life experience.  I agree with Nick's post about the lack of value of a post from someone who got a refund.  I am like a lot of folks on this thread who are considering buying into Jerry Norton's program and would sincerely appreciate some real feedback!

I'm looking forward recent experience from any BP folks who have bought into Alex Martinez's Pro Wholesaler course. He is focusing on using the MLS to find motivated seller leads and then making offers through the list agent on the MLS.

I would appreciate any feedback good or bad about this program which costs $7800!
