Oh, Patriot Act question. You will have to prove where the money came from if you show up with a huge wad of cash.

Call the escrow office and ask what ID they will want.

I've never had to show anything but a driver's license, but it is possible that the state laws might vary.

If you are not a USA citizen, I suppose it is possible that you might have to show a passport. Call and ask.

Did you give them the proper written notice that the lease was not being renewed and that were to vacate by *date*?

If so, you can file for an overstay eviction right now.

If the U-haul is in the driveway, it would probably be cheapest to wait them out.

Most calls are for plumbing. Occasionally a call for a problem with the heat.

Oh, and I always get a call when power is out to the entire neighborhood, expecting me to get the power back on to their house.

I don't bother to try to figure out what the tenant's deepest psychological issue is. If the tenant causes me problems, I kick him out.

Maybe his next landlord can work through his issues with him.

Roughly 30% of my applicants give me a false landlord name and phone number.

That's after I interview and the applicants read the rental criteria. Many of them decide to not risk their application money at that point. So, I am guessing that more than 30% will provide false information if they have a hope of getting away with it.

By the way, most of these lying deadbeats are really totally charming. Which is why landlords who rent to people based upon their first impression can end up in trouble.

I expect to receive a nice discount for cash, but I want enough time to do an inspection (with an inspection contingency) , and I want enough time to do all my due diligence.

I prefer to do my due diligence before I offer, but sometimes, there just isn't time. Whether I have or haven't, I want a contingency in the contract in case something awful shows up before closing.

Just hearing about her makes me nervous. No job, no rental references, no employment reference, a dog, needs to move immediately, and she thinks she deserves a better place than she can afford.

I will occasionally drop the rent by $25 to get an excellent tenant, but this one doesn't meet my definition of an excellent tenant.

If you can't find a tenant at $550, I suggest that you turn her down, then drop the asking price by $50 and take a tenant who doesn't try to bargain on the rent amount, and who can afford the houses that they are looking at.

Strong. And what a nice change it is, too.

My last vacancy, I got 2 good qualified families on the first day. I rented to one and offered the other a house that was going to be ready in 2 weeks. They snapped it up.

So, 2 houses rented in one day and one of them wasn't even advertised.
