Which is why I am reluctant to rent to tenants who have just lost a house for non-payment. I see a bankruptcy in their near future.

By the way, if that is a foreclosure, the bank should be paying off all the liens and back taxes before they sell it.

I'd be very surprised if you can close escrow without the lien being paid off.

You say you knew about it, so you should be expecting to pay it. Ill is sure different from my state if they let you out of paying it.

If the person who is to receive the payment is ignorant, maybe you can talk them into taking less. Then you are in the position of some lawyer getting a hold of her/him, and coming after you later. Don't think they can't.

You are the Evil Expert Real Estate Investor/ Snidely Whiplash and you took advantage of some poor poverty stricken single parent by misrepresentation. Don't think they can't. Juries eat that stuff up.

Just pay it and get on with your business.

No evictions, not in 30 years. I've given 30 day notice half a dozen times.

Screen hard, be thorough, don't let the losers into your units to begin with and it will seriously cut down on your eviction rate.

I'm not seeing any recovery in my neighborhood, so I suspect election propaganda.

It might be possible to back out of a lease, if the apartment was severely mis-represented.

It was NOT mis-represented to you, Your agent, acting on your behalf, accepted the condition of the apartment.

To not accept the apartment, you would have to refuse to move in and refuse to accept the keys, plus make your protest in writing. Then you might have to go to court to get your deposit back.

Your landlord has bent over backwards to try to make it right. He paid for 2 days in a motel (which you misappropriated, by the way), and he had his cleaners back in. What the heck do you still think is owed to you?

You signed the lease, you accepted the condition, the condition was remedied. Just clean up and get on with your life. Move out as soon as your lease is up if you don't like the landlord.

I'm sorry you had a bad experience. However, it was not a bad enough experience to ruin your life. Learn and do differently next time.

2 ski mountains, 2 more in day trip distance.

Hiking, camping, cross country skiing, snowmobiling, snow boarding, white water rafting, boating, river and lake fishing, fossil hunting.

Technical rock climbing, 30 golf courses, hundreds of miles of bike trails.

At least 3 National or international Bicycle races of at least 3 different kinds. (Road, cross country, and this odd one where they carry their bikes over obstacles)

Art and music festivals every week, free concerts weekly in the summer, assort food festivals, several boutique brewers for a beer tour.

Great shopping, no sales tax.

Quilt festival that brings in over 30,000 visitors every year, Lots of interesting fund-raisers (one where they bring in 8 famous chefs and each chef cooks one course).

A philharmonic orchestra. Or if your tastes run the other way, monster truck rallies.

Rodeos, cuttings, horse shows, and a National Hunter Jumper show. Something every week at the fairgrounds.

A very good college with lots of interesting classes on offer. Lots of ecological types of volunteer work, with nice people (easy to make friends)

Farrmer's market, assorted street fairs and parades.

Lots of activities for children.

Our world famous Pole Peddle Paddle, combo race that involves skiing, running, bike, and kayak. It brings contestants from all over the world.

Olympic athletes train here; you an watch.

Did I mention stunning scenery and endless sunshine? Oh, and a low crime rate.

I've never found any insurance comnpany that will insure an older rented mobile home except for Foremost.

It might be possible to get owner -occupied elsewhere, but not insure a rental.

Country Companies (farm bureau) insures older mobiles, but they do it through Foremost.

My experience with Foremost is that they are very good about taking your money and not so good about giving it back if you are rude enough to actually have a claim.

I'm not saying that what your landlord did was right. Nor would I rent a place out in that condition.

However, you DID accept the place in it's current condition. At least your agent accepted it, so you are pretty much stuck with it. (friend acting on your behalf accepted the condition, they were acting as your agent)

There is absolutely no reason what-so-ever that you must live in a dirty apartment. It's perfectly OK if you scrub the place clean until it meets your own standards of cleanliness.

Air freshener is not going to rid bathroom of odors. You are going to have to get down and scrub the floor and the base of the toilet. Aren't you doing that every week in any place you live in? Or do you expect to move in to a spotless place and then live like a pig and never clean?

Weekly cleaning should be routine, and that should take care of the dirt that was left for you.

If you expect to sub-let, the apartment is going to have to be spotlessly clean to show it to prospective renters. So you've got to clean it anyway.

Once you've cleaned it, why can't you live in it, since the dirt was your only objection?

Ask your landlord, in writing, if he will please remove his broken refrigerator so that you can purchase your own. A used fridge in excellent condition shouldn't cost you more than $100. You can re-sell and get that $ back when you move.
