I waded through the new format when it first came up, decided it was too fiddly and irritating to use and this is the first time I have been back.

I read a few posts and didn't reply to any of them, but thought I'd give my opinion on this one.

I may or may not be back for a peek in in a couple of weeks, if I have nothing else to do. There are other real estate sites out there that don't require so many clicks to use and where it isn't so easy to lose one's place.

You guys take care.

I also want to know if they did any damage to prior rentals. It doesn't do you much good to have a tenant with enough income who pays the rent on time and does $15,000 in damage to your unit (yes, it is possible to do that much damage) .

Also, I do not want that "sufficient income" to come from the sale proceeds of a marijuana grow operation or a meth lab. So I run a criminal background and verify their source of income.

I also check to see if they have been involved in any lawsuits. I don't want one of those tenants who invent things to sue the landlord over. (Yes, they are out there and they are always charming people)

I sure hope the government doesn't expect my tenants to issue me a 1099 every time they hand me the rent, because I'll go to jail before I'd ever give my tenants my SS#.

If it is Los Angeles proper, there is rent control, so I suggest that you consult a lawyer that deals with that area.

It's very possible that there is no way to get them out unless they stop paying their rent.

I like The Good Guys. Excellent writing, good characters.

Castle isn't new, but I watch that one. Again, excellent writing, good characters.

Chase, so far, pretty good. Kind of a remake of Saving Grace meets In Plain Sight without the raunch. They are going to run out of story lines pretty quick.

I'm already bored with Nikita. Doll House knock-off.

The one about the Las Vegas lawyers has promise. Good cast. It remains to be seen if the writing falls apart or not, so far it's riding entirely upon good actors, writing is only so-so.

I recommend a heat pump. Cost of heating keeps going up and up, so buyers are looking for the cheapest heat they can get.

The big companies who advertise on the telly are really expensive. I've always managed to get heat pumps for about 30% of what they charge by hiring some little one man company.

18 months? I hope the prices are well on their way up in Portland by then. We had a price increase last month in Bend, so my fingers are crossed so tight they ache.

Dishwashers are cheap, and they will make a house easier to sell and a lot easier to rent.

I've put a roll-away into a rental that didn't have room in the cabinets to add a dishwasher. I have no idea how well that would go over in a home for sale.

A buyer would have to really need a cheap house and would have to have no other similar houses available with dishwashers before they would even consider yours.

An even quicker way to have buyers walk away would be to not have laundry hook-ups. Who wants to buy a house and still drag their clothes to the laundromat? Nobody, that's who.

I don't think it would take the tenant long to realize that he can challenge the last 2-3 payments when he moves out.

I've seen my applicant's credit reports. They buy a lot of stuff they can't afford and charge. The majority of them see no reason to pay the credit card company.

However, thanks for the info about the device. I intend to do some selling at the Farmer's Market and it would really be good to be able to accept credit cards.

Saw a listing with a pretty decent price today. It bragged that the property backed up to "government land".

There's lots of government land around here: BLM, National Grasslands, National Forest, State Forest, National Monument, State Parks.......

So I took a look to see what government land.

The property backs up to the Sanitary Landfill. Yup, owned by the county government.

I figure that house will be purchased by one of you guys who keep bragging that you never look at the houses you purchase.

My guess is that they don't want to sell it.

They must offer it at auction but just want to take it into inventory. So the bank makes the first bid and then jumps to the point where no one else will bid.

As to why they don't want to sell it, who knows what the banks are trying to do. It often makes no sense at all.
