Would a Tenant Whisperer be of interest?

Hi! I have an assistant for my rentals who is barely scraping by. She has struggled financially for a long time, and has been the tenant who can't pay. Turns out that she excels at interpreting tenant situations and translating what people are really saying and doing, and why, because she has lived it. Her advice has been indispensable for me; she's always right about people, and can tell when a tenant is just not going to make ends meet, for example.
I'm encouraging her to start a blog and/or consulting service - maybe a hotline - for landlords who want help understanding what is really going on with the tenant. Before she puts a lot of work into it, I'd like to see if this service sounds useful to you. How much would a 30-minute consult be worth to help interpret tenant situations? Any suggestions would be great. She has a gift and I really hope she can capitalize on it.

We are all struggling in this bass ackward economy.  Anne Johnson you are very sweet advocating for her.

Rather than whispering, she needs to pull up her big girl panties and market herself as a kick butt virtual assistant hired gun, who is more a PROPERTY OWNER WHISPERER, and can interpret the next moooooove of us landlords and git er done even before we ask.

THAT would make her indispensable, and much sought after!

I don't see how I can put much value on information from a third party that has never met my tenant. The knowledge she creates through her ability is likely (or should) be based on a variety of information sources, incl. lots of non-verbal communication by the tenant.
So if I hear ABC from the tenant, pass that on to her, she only knows ABC. She does not see if the tenant poked his nose while telling me that or tries to look away or made a pause thinking about a credible answer.

It would be like a psychiatrist treating a patient he never met or saw, and only talks to the brother. It can only work if the patient goes to the doctor, and if your assistant deals directly with the tenant - repeatedly.

I don't bother to try to figure out what the tenant's deepest psychological issue is.  If the tenant causes me problems, I kick him out.

Maybe his next landlord can work through his issues with him.

Great clip, even it was a bit (a lot) before my time.  As for this tenant whisperer what could become of her "skills" is completely based upon her willingness to make something of it and her other skills she has.  For example, if she is a terrible writer, she will likely not be able to put together a blog worth reading.
