No, it does not. Not unless you have a clause in your written agreement that says incarceration is grounds to terminate the agreement.

You don't have a lease agreement. If everything is verbal, you have a month to month and not a lease. You are going to have to give him a written notice to pay up or remove his stuff.

If he pays and you don't want him there, give him a written notice to vacate. I have no idea how long a notice you must give for a storage unit, and you'd better find out so you can do it legally.

And you had better be doing it legally, because you can end up in a world of hurt if you don't. Juries don't like landlords if it ends up in court because your tenant thinks you violated his rights.

Since it takes no more than a minute to re-post, I can't see any advantage in not doing it myself.

Craigslist will re-post the entire ad for you if you have an account. You simply need to re-post the photos. If you have the photos in a separate folder, it is very quick to do.

Since I have to re-post the photos, I keep a few extra and change the photos when I re-post.

The only problem with the whole thing is trying to figure out what the heck their disguised letters are.

I don't post the address and I don't post a sign. However, I give the address to people who phone and request to do a drive-by. I figure that is a bit safer since they know I can trace them though their phone number.

I suppose a thief might call to get an address, but I think that is a lot less likely than having a thief spot the "for rent" sign, or finding an address on Craigslist and knowing the house is empty.

Mark makes a good point. Buy yourself a gallon or two gallon pump garden sprayer to spray the wall with. One of those little trigger bottles will kill your hand on such a large area.

I can't see where it is hurting you any.

Longer term accounts with no late payments are good for your credit score. The longer you've had the account, the better it is for your score.

What hurts your score is closed accounts that are marked "profit and loss". Those are creditor write-offs. If you don't have any of those, then don't worry about it.

I don't buy without knowing what I am buying, so I inspect the house thoroughly myself before making an offer. Then in escrow, I have a professional inspector go over the house.

I do not go up onto roofs or under the crawl space. I pay someone else to do that for me.

I can do a lot, though. See if the foundation looks sound and level, note all the cosmetic stuff, find out what type of wire and plumbing, eyeball how old the water heater is. Listen to the heating unit.

Often, if a roof needs to be replaced, I can see that from the ground.

All of that goes into my original offer. Anything additional that the inspector finds gets negotiated off the price, if it is a big enough item to make it worth fussing about.

You go down to the big box store and in the garden department, they will have big rolls of different grades of black plastic ground cover.

Buy something with UV protection and lay that on the ground and cover with the rock you want, or with bark chips.

Plain rock is pretty ugly, so you might want to add a few small beds of drought tolerant plants or cactus.

Rock isn't cheap and it's hard work to get it spread without destroying your plastic ground cover. So I'd at least price the fake plastic grass before I decided.

On the news last night: Congress is trying to get a bill passed that will stop foreclosures. Now I can''t remember who said it; just rolled my eyes and went about my business. It would have either been on NBC News or The Nightly Business report because my local news never ever says anything anti-government.

Seems to me that stopping foreclosures amounts to illegal seizure of the bank's assets. Seize the house from the banks, gift it to the deadbeat who won't pay his mortgage.

No idea, but I'd call the Farm Bureau and ask them.

I've had a regular owner occupied home loan on a farm house with 120 acres (not recently). Did you ask the bank if they will do an OO mortgage on it?

Your house is going to sell for or rent for at market rate, whatever that is.

However, some nice upgrades make it a lot quicker to sell and quicker to rent.

There are cosmetic things to do to a house to dress it up that don't cost a ton of money.
