Should I take this tenant?

Hi all,
I need your opinion about this. One of my unit is vacant near downtown Scottsdale, AZ and my manager just told me that she has an applicant but she wanted $50 less than what I usually rent it out for.

This is what she said:

"I do have an application for the vacant unit for a single woman and her dog. She has an application here but does not want us to process it until we talk to you first. She would like it for one year for $500.00 a month plus tax. She will move in tomorrow. She is a certified nurses assistant and has been caring for an elderly gentleman for the past 4 years making $4000.00 a month. That gentleman passed away and she now needs a place to live. She is currently not employed (but will be) and has plenty of money in savings. Let me know asap so we can process her application and move her in, if you are ok with the $500.00 per month".

What do you think? I'm worried about the fact that she is currently unemployed. At the same time I would like my unit to be rented soon.
Any advice will be great, Thank you
