Hello! I’m an investor in Atlanta Georgia  and I’m used to getting rehab quotes from GC’s that are between $35/sqft (not too much walls need to be moved or roof or anything) to $65/sqft (everything needs to be done) to $85-$100/sqft (new construction or additions).

I read about and have ran into other investors who say they can do a full rehab project for about $15/sqft !!!! Or a little higher.

I know that requires building a team from scratch and keeping them fed consistently. 

Does anyone have any points to add on what it takes to get to those numbers?

Greetings! I wanted to know what you all think about the 70% rule as it pertains to flipping houses.

How do you feel about it in this current market? I live in Atlanta Georgia where the market feels a bit saturated and it’s pretty hard to find deals using the 70% rule. I find myself looking for subcontractors that do very good work, but for cheaper prices, which requires more management from me.

I personally feel like there’s a lot of money being left on the table when you pass up an investment opportunity because it falls slightly below the 70% rule.

Now if you’re getting construction bids done at $12 - $20 per square feet like J and others do, then I’m sure you can go below the 70% rule (by the way how in the world can I get to those numbers for rehab bids!?!? Lol).

Hello! I have a question. If you had a half acre, what size house could you build on that? And whats an estimated cost to build the cheapest house for that size? (Ranch or two story)

Hello. So I have a property I’m trying to flip but can’t seem to get past the hiring a contractor (or contractors) part. Is it that busy out there? Is this time of year more active than other times? I need someone who’s licensed and insured and able to look at what I think is fair and let me know if they can meet those numbers. Am I doing something wrong here?

Starting a flip and am trying to figure out what my permit costs will be.  I figure first I will need to know what exactly I would need a permit for.  I will be taking a trip down to the permit office, but I thought I'd look for some feedback here in order to get the juices flowing. 

I'm flipping a small house that needs EVERYTHING! It's completely gutted out (basically it's a shell) made out of cinderblock on slab. 

So I will be looking to price out Architectual Plans for my permits, etc.  But I'm wondering if I will need a permit to frame? Etc.  Also looking for a reasonable Architect.
