Hello.  So I have a client looking to Refi a property.  I'm trying to refi a property here in Ga.  I'm wondering if there is a legal way for me to broker a refi?  If so, what info do I ask for up front?  Or do I attach myself with a Lender?  How do I accomplish this?

Hey thanks! Yes I need one that lends in Georgia. So the Hard Money Lender does not have a connection with the refi lender?  I figured it was more like a one stop shop "Program"

Hello.  Hey does anyone know how those Hard Money Lenders that will allow you to refi and hold a rental property work?  I have a client who's trying to build a rental portfolio.

Don Konipol hey thanks Don. What would you suggest for someone wanting to get into this type of investing? I would think it's easier to start off with purchasing for myself as opposed to providing notes for investors correct? Although since I'm a Realtor with investors asking if I provide those types of investments, I am interested in that way as well.

Darren Eady Hey thanks Darren. Yes I have a few clients asking me if I have any performing notes. I've always thought you needed a significant amount of capital to purchase these, let alone resale them. I would love to learn more about this area of investing. May I contact you?

I'm trying to find out how I can become a builder. (Residential). Need to know what schooling get needs to be involved, what type of networking, etc. Do I need to jump in school asap? 

I really wanted to interview a few Builders to help make a decision. Anyone out there I can interview?

Hello Everyone.  Hey Ive been talking with a friend of mines who lives in California.  He has a property that has 2 houses on one lot + a garage thats converted into a living space as well.  He lives in the front house and rents the other two units out.  He receives $1700 in rent from the two units.  He has a first mortgage of $100k and is looking for a hard money second for $50 - $75k in order to upgrade the garage unit and then sell the whole property location. His credit is not that good.  Right now the property value is around $600k.

I told him that he should be able to find a second but he says he's looked everywhere.  My question is, how hard is it now a days to find owner occupant hard money seconds?  Where do I go to find?
