Hello. So I have a property I’m trying to flip but can’t seem to get past the hiring a contractor (or contractors) part. Is it that busy out there? Is this time of year more active than other times? I need someone who’s licensed and insured and able to look at what I think is fair and let me know if that’s can meet those numbers. Am I doing something wrong here?

Doran Summers @brenton I’m thinking there has to be a general / generic template for someone who will be purchasing a property and then selling. I know the percentages of ownership and the different ways to dissolve the LLC will be a custom entry. But I’m thinking there has to be allot of similar operating agreements out there. Especially for the investors who set the LLC up in the property’s address as the name. I’m thinking I can just customize different templates to create my own. I have an LLC and test I was the registered agent and there are articles of incorporation, but I need to revise everything to fit what my partner and I are doing with this Flip.

I'm in the process of trying to flip a house and my lender is requiring me to purchase the house using an LLC and I need to provide an Operating Agreement ASAP. There's only 2 people in the LLC. Does anyone have an Operating Agreement I can get some ideas from who has flipped a house?

Yes I think I can get away with looking at someone's Operating Agreement who has done what I'm trying to do.

Hello Everyone,

I'm in the process of flipping a property with partners involved.  Does anyone have experience with setting up LLCs and drawing up Operating Agreements?  I've set up plenty of LLCs for myself but never for flipping properties.

So I’m working on a Flip in Oakland City where we will be doing a full renovation. How do I find Licensed Contractors to interview, get estimates, and eventually hire? I’m used to using a couple of builders but they are tied up. It’s hard to find a contractor to trust if you haven’t used them before. What’s the best way to go about this?

Hey Darrin.  Thanks.  Yes that's what I assumed.  I've ran into allot of lenders who would not budge on the credit even with the capital and good deal in place.  And the ones that do charge high rates.  I guess you have to have it all together to get what you want ultimately

So I'm here in Atlanta Georgia working with a bunch of investors trying to satisfy their Real Estate needs as well as mines.  I come across a bunch of deals where the investor cannot find funding, but the numbers are very strong.  

How do we find Hard Money Lenders or Private Lenders that will loan more so based on the good numbers of the DEAL rather than the buyer's Credit?

So I hear different investors throwing around the Hardmoney and Private Lending terms so loosely.  I wanted to know you all's thoughts on what the clear differences are between the two...
