Partnering is a great advantage point so you can get your hand in more deals as well, as could be a nightmare, I have partner with many people and thankfully 90% of the partnerships are still in good terms is a lot easier, in my opinion a partnership in a cash flow, rental, simple buy and hold, because you seem to pick them more carefully if you gonna hold on to them for many years same as the partners, flip partners come and go depending on the deal for me and of course everybody is gonna have a opinion of the flooring the carpet, etc. so it might end up faster, again this is just my experience exited, to have another investor coming my way.

I was just talking with several investor that do buy and hold, last night over dinner and we all agreed the el Cajon area is 10 years away from being a super prime hot market, but its going to be watch the prices go up and up for the next few years.

ok I don't buy a lot of flips anymore, but I did some in Vista,and mostly north county if I come across a great one I buy it but I get a lot of deals in my desk daily I can send you some of the ones I don't take I am more focus on multifamily and land development now. @Toni Staples

I was, maybe 17 just got accepted into college and was driving threw a nice residential neighborhood  and already thinking, great I have 4 years to go then I have to save maybe 10 years and I can buy this house not that bad I thought 31, then It kept ringing in my head, so 6 months after that I had my real estate license and started selling houses, then 1 year after graduating college I had saved all this commissions and made good credit history and bought a house in that neighborhood when I was only 22 not bad so I never moved into that house and was renting a room of the cash flow and building equity so then next thing you knew I was buying more and it just happened.

Hi @DeMarrius Payne, it all depends on where you really want to be if you want a multifamily and good returns and also safer ill go with north county is all on budget and spected return. I personally own more in north county then south county but that's just me. Let me know if I can be of any help

Hi @Kenneth Hung, call me paranoid or what ever but i work in private equity REOs during the last crash and its just what the market does, nothing stays in the air for ever everything must bounce we are not in a economic position to sustain this kind of grow and rates forever will it fall in the next 3 years probably not so buy away just know when to cash our or what to buy SD i think is one of the best markets to hold property but will see somebody correct me if i am wrong

I was one in college when I was a full time agent and full time students I will only focus on flips and will send ROI and my analytic theory and will even send hard money options to my investors but I have yet to come across another clever young guy or girl like me I don't know why a lot of agents don't do more things like that anymore during 2009-2011 a lot were doing it thinking outside the box. @Matthew Harrison

I meant in partnership, sorry business partnership, I have properties I own by myself in my name or my LLC without partner or the one with my partner that's were I was going sorry. @Perry Ivy
