I Live in San Diego and invest Here At out of the State, Is that overprice quick answer for the midwest super overprice, for san diego About To hit the spot, will i buy It no, why even do San Diego Is unique and has diferrent Returns, that other people dont understand such as Tenant stability, future value and safety. So give or take more Return on your Money might mean more headache else where

Hi @Cee Jay I know there is gonna be a market regeneration, in san diego, but not next year I think we are healthy to keep driving prices up a little more this is just my opinion, since I was one of does monkeys that @Brian Lacey was talking about, or former investment analyst. so my job was t be paranoid.

Market Cycle means one thing but market regeneration equals two investors cycles, pulling data from the past downfall and raise to of both and averaging the similarities, and patterns this could bring and cherry picking geographical locations, the burst never hits the same area as hard in depreciation and unemployment, that's why we use the term regenerate when is doing well somewhere it seems to be doing well everywhere which is never the case that's why you pull out every 5 years but you drop your all every 10-12 so you have cushion for the rainy days or incase you mess up, at least that's how the firm I work for conducted business and how I got train, and we did well, but I agree that usually there is a burst every 5 years ( usually ) @Jon Q.

I have not invested in Globe, but I have look at deals there, but I have invested in Nogales, Florence and Douglas which are very desert, small towns, when I drop $450k in Douglas my partners taught I was crazy, buying a 12 units, well I was crazy happy that I was Cash flowing great money and now just sold it, so I bought in Nov 2011 $450k sold in March 2016 $670k which made me a bit happy, never put a penny into it either. ( my partners now call me desert king and I like the term )

Hi Hayley I have 50% of my properties in California, 50% out of state, were in California, Escondido, Vista and Central East San Diego, do they cash flow yes, are they better then Texas or New Jersey no, why I buy them close to home, self management and appreciation California will always be California, land of opportunities, inside the country of opportunities, so if you can afford the high cost of rentals its defenitaly worth it.

@Amiris Brown obviously I wouldn't live there if I was you but you want a number, I grew up in Mexico City being a the son of a Developer, we were a target so we have armed vehicles as well armed widows and doors in our house so I called up dad see if he remember the cost and he said for our 2,300sq high raise condo, cost was around $180,000 back in 1992.

Hi Guys, well I love talking about this also, I was Investment and acquisition analyst, for a large private equity firm during 2008-2010 so you know there is some stories, I did well I didn't loose money I made money of the tape sales and bonus after bonus, so I open my own investment consulting firm and first time investors is one of the first questions, how long is this going to last and I say market regenerates, every 10-12 years, so 2020-2022 something will happen, bad its no gonna be good for ever, recently was having lunch with a group of analyst and big time developer and they keep saying it has no more the 6 years till our next crash what you guys think.

Here In San Diego,  some of My clients loan at 20%,4 points and 9.5% depending on the deal. down payment may go up to 30%, but my best guy stays at 9.5% which adter reading the thread I think is pretty good.
