yeah, we haven't had big problems yet , we had the property for 18 months, we own the property managment company so we pay a lot less for that then we also put a side a little for repairs. Vacancies are low since we kind of got a Senior nich not official but word got around and 70% of our tenants pay with social security money according to our on site manager @Bishoy Girgis

Hi, Everybody I been having some discussions, with my investors and partners how much I cash flow in some of my properties, so I want to hear people from all over Phoenix, Dallas, Denver, Ohio, Wisconsin, Hawaii everywhere...

My top Cash flow deal is in South Tucson I bought 49 units, we paid $1.56M put down $468,000 30% between me and my partner. Later we remodel all 49 units very minor paint and some kitchen we put 3,500 per unit = $171,500 in cash we are into it for $639,500 and we get Cash flow after PM and Mortgagee and all the toys = $13,315 every month mailbox money which is 25.1% on Return on our money how much do you guys make and where thank you

I got somebody will do maybe that job for $195,000-$250,000 all depends I would like to know more all ill put you in touch with my contractor, but $500k that's crazy, I wouldn't pay a penny over $250k for a 3,000sq

Hi @Raymund Charfauros, back in 2009 I had my desk job as analyst making good salary and crazy bonus cause of the market, in does days buying REOs, I managed to keep some for my self and got tenants in there, by 2013 I had decent equity and prices were higher, so that's when I about triple my rental investments with that equity so I left my banking job and started my own consulting firm and also my investing joint ventures, everybody wanted me to do so I guess I took the risk, its fun I actually what I did ill be happy to share with you, send me PM, Hi @Account Closed, Cash flow on a duplex is kind of tricky now, better in SFR or the 3 unit is proven to cash flow better then 2 units, don't ask me why just it does on my financial analysis, area for this maybe ( La Mesa, Vista, City Heights) all depends on price range and how much work or what kind of land lord you want to be feel free to reach out for any questions

Hi Guys, been in real estate, your family thinks you know everything and this question really caught me of guard, my grandpa ask me. So here is the deal My grandpa and my uncle are joint tenants in a Commercial building, my grandpa wants to take a Equity reverse mortgagee or pull some equity out of this building, questions, he is not getting into agreements with my uncle so. Does he need my uncles signature to take a loan, can he take only partial on his part of the equity and what kind of rates are we looking at, he eventually want to pay it off. He just want some money for now for personal expenses. Thank you all

It's been 3-4 Months I started using BP good networking, first Deal close, recently Possibly made $55,000 but the knowledge at least $10,000,000 in future deals

I don't know but I personally heard it only affects 3-5 point which you can make up in a week
