Hi @Christopher Monsour, I just purchase a property in Chatsworth pretty close to there in my humble opinion your better of renting monthly bases $2,450-$2600 max

Hi @Connor Martin, Feel free to send me a PM, I own a few properties and san diego and out of state, I saw your post on another page, 3.4% cap for that duplex in that area is not the prime, send me a PM, not to criticizes but you need a much better cap then that, to even put you time into it as a new investor, or at least see what the upscale value or future could be

Hi @Account Closed there is several areas in SD, that have good cash flow, for that price they are hard to find but existing, send me PM I could share with you were some of the properties I own are and some numbers so you get a idea, I got to worn you I do my numbers very differently since I am a former analyst

@tonysanfilipo         we really don't know, we have a elevator it came with it even do is just a 2 story, a large elevator, for wheelchair accessible, so right when we finish the rehab, I went down to check it out and I was on the leasing table, and I knew we had 3 existing tenants, like in there 70s, so they said you the leasing agent and I said no I am actually the owner is there a problem and he said your complex is greatest in the area since you have that large elevator and ramps everywhere, bla bla bla they said do you guys have any  retirement veteran discounts, kind of joking or not I really don't know so, I needed to get that place occupied so I said yes you a vet 20% off your first month rent, so they sign on site, word got around and we have to put a limit up to 15 units only giving that discount, so as people moved out the younger people all this people 60-70 live there now some veterans some just retirees. don't really know how it happen we believe it was cause of my discount, which at the begging my partners were upset now everybody pays on time we been really to luck

Oh and I didn't see the part where you said wait, to save more money absolutely not, buy now trust me buy now and later keep saving find that deal leverage your self now that market is hot price are believe to be high but I was a Analyst for 6 years during the crash and my 2 cents they gonna get higher. So buy now

Hi Lisa Taylor $525k as You have notice, It dosent Buy a wow place in San Diego seems like a lot, for What You get, Also loan To Income ratio, You technically could buy a $700k depending on savings, $334 HOA is real high, I would really consider am I buying this place cause I love it and if you were you may not be asking us and you should get guided into more important since is the largest purchase in your life, is it a good investment where is my property my neighborhood My complex gonna be in 3-10 years. I will happily guide you but if you getting cold feet it's probably good to back out, I consider my self a pretty smart investor, when it comes to buying income property but when it came to buy my personal home I got blinded by other things and forgot that buying a house is a business transaction that you have to enjoy I didn't loose money but I haven't made a ton, like all other investment

I know we been super lucky our company owns about 500 units total no where else we come close to does returns.
