Holy cow!  That's a steal. Unfortunately I have used up other 25 Roku devices with my account and can not link up the 75" HDTV to my account. 25 devices is the limit from Roku.  I don't make the rules.

AC can freeze up if the tenants leave the temperature too low on the thermostat.

I had some tenants that had the AC set at 61 and it kept freezing up.  The air conditioning company said I needed a whole new unit for $7000.  I left the AC at 72 degrees and it never froze again. 

What do you do if you find a bunch of dried blood in the back yard of an STR this time of the year?

I can furnish a 3 bedroom with all appliances and large furniture for under $1000 from estate auctions.  I take a 16 foot trailer and an appliance dolly to the auction.

Remove the electric meter and shut off the water. I've done it before.

Most RV rentals that I briefly looked at were $250-$300 per night.  That's about $2000/week.  They sleep 3-4 people.  After doing the math, it would not be profitable to arbitrage an RV unless you can get 6-8 people to pay $400/week per person.  Half day shift, half night shift.  $400 is out of the budget for most people.

Conclusion: RV rental arbitrage is not feasible.

My next study will be to arbitrage a houseboat.
