I do short term rentals on furnished houses, all bills paid.  I never charge any sort of deposit.  98 out of 100 times the renters leave the place fairly clean.  The other 2 times every dish in the house is dirty, things are strewn all over the place, and it's a general mess.  Charging a deposit probably won't change that 2% of the people.

4-6 months of rent to recoup the purchase price of a house is my criteria.  The houses are short term furnished rentals, all bills paid.  They are rented out to contractors at a local refinery.  It may take 6-8 months to get 4-6 months worth of rent from a house, since my average stay is around 2 months.

Several years ago at the delinquent property tax sheriffs sale I bought a small warehouse/storage building. There was a dumptruck in there. With a little bit of paperwork I was able to get a title in my name for the truck, and then get license plates.

Last week I bought a house at the delinquent property tax sale. I can not enter the house until the county issues me a new deed and bill of sale for the property.  Probably take another week or two.  It has been vacant for 8 months, according to the neighbors. I looked in the windows and saw a long gun leaning against a wall. It looks like a semi-auto .22 or a pellet gun that you pump 10 times.

Once I get the deed, I'll cut the doorknob off and enter the house. If that gun is a pellet gun, no big deal. If it's a .22 what should I do next? I don't want to be in possession of a stolen firearm. But I'm not going to give it away if it becomes mine (like the dumptruck).

There is a big refinery in my town.  People that work short term jobs there have to take a drug screening.  I give them the drug screenings, and then a sales pitch on renting a furnished house.  Also give them my business card and a fancy pen with my contact info.

Can you find the house numbers of the houses next door or across the street?  If so, you can extrapolate or interpolate from there.

I rent primarily to refinery contractors (welders, boilermakers, electricians) on a week to week basis.  Never ever would I rent to local people on a long term basis.

6 months or less of rent pays the purchase price on my houses.
