I don't have any cleaning fees.  This lady does it for free and I get to sleep with her.

 Replace the front lock with a WalMart lockset.  $20 bucks.  It uses a "non special key".  Keep the special key locked inside for use of the elevator and pool once the tenant enters.

Could you mail the tenant a key through the postal service a few days before they arrive?  Have your cleaner as the backup to unlock the door.  Include a SASE to get the key back.

Who does your cleaning? Have your STR tenants contact your cleaner to unlock the door.

But I do it simpler than that.  I leave my doors unlocked with a security camera inside.  Repeat renters know this.  I tell new renters to unplug the camera.  Uninvited guests get a limo ride in a black and white vehicle.

 I don't take reservations for more than 48 hours in advance.  That's how long I'll hold a place.  I used to take reservations for a week or two in advance.  Everything is reserved but not everyone is here.  I get phone calls from people wanting a place to stay.  I have to turn them away. After a week or two the people that made reservations say their job has been pushed back a week.  The places sit empty for 3 or more weeks when they could have already been rented out.

I can envision someone getting injured or some fatality with this setup.  It's going to be hard to place the specific blame on one party.  I'm still waiting for someone to rent a car for a month and then rent it out in 24 hour increments to someone that will Uber it.  If the Uber driver injures a passenger in a crash, who is to blame?

Use any CPA and treat it as normal income.  There is no reason to use fancy terms like loophole or cost segregation.  It may make you appear to be smart, but people can see through that.

I loaned a few AR's and some .308's for tenants to shoot on my land.  They've been renting by the week from me for the last 7 months.  Metal gong targets.  I let them take the gong targets home with them since I gave them some green tip ammo for the 5.56
