I can't see if anyone else mentioned it but there is no zoom functionality. With some of the buttons being so small it would be good to zoom in as to not press the wrong one.

I mean I'd hate to give @Brandon Turner an accidental vote when all I was wanting to do is see who has already voted :)

Also on that note once you hit to see who has voted it's not viewable and you have to go back a page to fix it.

The most useful social platform is probably FACEBOOK.  Just create a FB page for your real estate business and start reaching out for friends and family to Like it.   Then create posts about houses you list (with pic of house) or buyers that you helped (with pic of family), etc. and BOOST those posts.  Boosting posts is inexpensive and a powerful way to get awareness in your personal network and beyond.

Also set yourself up a Google business listing (See Google My Business).  Once "verified", this puts you on the Google Map.  You also get a Google+ page - we post the same things to it as FB but of course no one uses Google+  =)  But GOOGLE likes if you use it!

Also consider making videos and creating a YouTube channel for your REI business - here again, Google owns YouTube so they give you a lot of "SEO" credit if you use it.

If you're a listing agent, you might feature pics of houses on Instagram or Pinterest.

You might also create a BLOG and write about real estate and work on developing a following there.

Then there are the RE-specific social sites: BiggerPockets, Trulia, Zillow (you can create blogs and post articles and comments on those sites).

I've never found much use for Twitter, myself.

Point is, it's not hard - you're already doing social media here in BP!  Just work a plan to develop a presence on those other sites.  I would not spend $$ on someone to do this at a small scale.

Best of luck to you!

Just to add to this.

It's very easy to link these accounts together so that the same things appear over the different platforms, but you only have to post it on the one site/platform. Not all allow this cross posting (due to obvious reasons), but it's easy to do.

Also remember Instagram is owned by Facebook so linking those together will help the SEO within Facebook.

@Tony Dragoo I agree with @Logan Allec

Even though I haven't done house hacking personally I know people who have and they don't regret it. It looks like a win-win situation to me and you'll learn first hand about how so many things related to real estate work.

Just make sure the numbers work given your low down payment.

I just noticed this today when on my iPhone. It works so much better!

No more having to resize the screen all the time.

Welcome to BP @Sean Hurwitz

I'm in the same boat as you. I'm a new Los Angeles investor looking to flip so I can raise capital to purchase buy and hold properties.

I'm actually getting my license next year to get more educated and save on commissions when I buy and sell. Might be something worth looking into for you also if you're wanting to purchase multiple flips a year? The online course is around $250 and you have to complete around 130 hours of classes before taking the exam. Then of course there's yearly dues you have to pay a brokerage, but that's always up for negotiation.

If you want to network check out the South Bay FIBI meetings. I've been to one and they get rave reviews from everyone else in SoCal.

Also shout out if you want to connect and network.

Shane.

G'day @Matija Boltuzic welcome to BP!

As an Aussie living in the US my immediate advice would be don't get overwhelmed with how cheap homes can be over here. They're cheap for a reason.

Having said that, there's plenty of people on this site that successfully deal with the sub $100k homes, but make sure you do plenty of research before diving in.

Good luck!

Welcome @Jamie Garcia good to see another local LA investor discovering BP.

One of the biggest complaints members have here is finding reliable contractors. I imagine with your background you have a good network of contacts and I'm sure would be of an advantage to other SoCal investors.
