When is the best time of the day to post discussions in order to get the most responses?

Living in the US with 4 different time zones makes it a bit more difficult to pinpoint but just after a ballpark.

Also weekdays vs weekends?

And of course the discussion needs to be worthy of a response in the first place...

Interesting...

So how do I find these areas not in my zone? Is it all about research?

I wonder what the response would be if I titled a topic "where are the artists, gays and hipsters looking to buy?"

When you say "these days", was it not always the case? And if so, how was it done back in the day?

What's the best way to find small hidden gems?

Or on a bigger scale, the next town to boom?

I have to say I'm very encouraged by the mentality of investors helping other investors. It's quite refreshing and I totally understand the benefits that existing investors get from bringing on new investors into their network.

In theory the positives always outweigh the potential negatives but how often is this the case?

Thanks guys. Great to be part of an awesome community that is full of so much valuable information. Plus without the hard sell. Well except for the occasional self promotion by the guys :)

Just wanted to introduce myself to the BP community. I'm fairly new real to estate but am totally hooked after my girlfriend opened my eyes.

I'm looking to network with local investors and also out of state as we're getting close to buying our first investment property and of course SoCal is too expensive to start out in.

Right now we're wanting to buy and hold for positive cash flow and look into other options later down the road.

We both work in TV production/post production so would be awesome to maybe network in those areas too.

Can anyone recommend an order of which books to read from this list?
