@Jeff T. yeah that's why I'm networking as much as I can. The best deals will be off market or unlisted so the more people you know, the better chance you will have of finding these before someone else does. 

It's super competitive with every man and his dog trying to get in on the action. However that should just give you more incentive to push harder and stand out from the pack! 

Build a rapport in the area you're interested and people will then trust you and come to you with their problems. And their problems will become your rewards.

Again like @Sean Hurwitz I'm a complete newbie but a lot of what I've learned is from this site so just keep involving yourself and other investors will take notice.

@Stephen Masek you'll find the edit button next to the time stamp of your post. Unless you're on the mobile browser then at the moment you can't, but I think they're working on it.

Hi @Jeff T. and welcome to BP.

My wife and I are also looking for our first investment property in the greater LA area. It's difficult to find one that cash flows but we're determined to get one!

You'll find many arguments on here that owning a non cash flowing SoCal property is ok due to appreciation, but then you will find many others disagreeing with that also.

@Ben Oki yeah I don't see wallpaper coming back anytime soon. 

I can see it working as an accent wall with a textured wallpaper, but it would only be a small section and not the whole room.

Yeah it seems to be picking up momentum to be the next Westchester/Playa Vista boom area. At the moment it still fits the low enough rent for artists to live in. And as the rule goes wherever there's artists, there's going to gentrification eventually.

@Matt R. how do you think the stadium at Inglewood will affect residential properties in the area?

I keep reading how Inglewood is on the up so this maybe another reason for it to be on our radar. 

Of course we have to keep in mind that there will only be 8 home games (plus pre season, playoffs and the occasional Super Bowl) each year. So it's not like it's going to be a year round event.

I'm sure there will be concerts and other events but that will only account for an additional 6-8 or maybe 12 weekends of use I would imagine?

Maybe also it would depend on how the whole Hollywood Park development works out?

I agree it would be awesome if it comes off. I just feel there's a lot more going on behind closed doors that the public will never hear.

I'm sure @Matt R. is all over it?
