@Alick Patrick adding to what @Lumi Ispas is suggesting. House hacking as they call it would be an awesome way to get back into the game. Plus it will still comply with the FHA rules regarding owner/occupier.

I've been looking at MFH's around your area for the past few months and you'll be looking around the $700k mark and higher for a fourplex needing work. So with 3.5% down that's still $24k plus closing costs (which is a lot in this price range) to get your foot in the door. You could of course find a run down property, live in one unit while fixing up the other units, but then with such a low down payment you would be relying on your own income to pay the expensive mortgage. You could also aim lower and go for a duplex or triplex?

I know @Matt R. is in the process of doing something very similar to what you're looking to do.

I would reach out to these people and see what they recommend.

I'm also a new investor so by no means an expert, but keen to network with other LA investors.

@Alick Patrick that sounds like a FHA loan which normally requires owner/occupier for at least the initial period.

@Lynn Currie by the way you have a very Australian company name. Magpies are a very well known and common bird back home.

Thanks @Lynn Currie I think you're referring to the feature already inside of the Evernote app.

This is a new stand alone app only released last week. I guess the main difference is this new app doesn't require a premium account from what I can gather.

@Jon S. another LA member. Welcome!

For those fans of Evernote they have released a new app for your iPhone that quickly and (mostly) accurately takes photos of business cards and stores them in your Evernote account. A cool feature is if you have your LinkedIn account linked to the app or Evernote it will also retrieve the person's LinkedIn details.

You can also save the contacts after they've been scanned to your phone. I couldn't find a way to do this automatically but hopefully it's in the works.

I have no affiliation with the product I just think it will be useful for everyone to have.

Would it be possible to add a “tags” section to the bottom of a post similar to how hashtags work or when you upload to YouTube?

I know the keyword alert function kind of works like this, but sometimes the post won’t always refer to all the terminology of what the discussion is about.

I’m not saying people go crazy and tag every possible word the same way that people over hashtag as evident in this video.

It just might be an added tool to help people find what they want, especially given the search for older topics on the site doesn’t work all that well.

I noticed the marketplace has adopted something similar already.

My only concern it is might create an overload of notifications/alerts for people so I'm curious to see what everyone thinks.

Maybe @John Steele would have some insight on how to make it work properly?
