Post: Tenant Consistently pays rent late, how common is this ?

I'm in Calif where the laws also favor the tenant. I just evicted a tenant who always, ALWAYS paid late. They'd just add the late fee to the rent. I had enough of it after 2 years and proceeded with eviction. We get to court and they are solicited by an attorney in the corridor of the courthouse. They are told to ask for 60 days free rent on top of the 45 days they already had. I was advised to accept it or face a jury trial (disastrous for the owner). And I was told I could only advise their new landlord, if asked, that they lived in my unit from such & such to such & such. I couldn't give any further information. The lesson I learned is..... they were rent paying tenants. In retrospect it wasn't THAT bad. So far I haven't collected rent in 6 months.

Wow. I'm interested in the Colombus market and plan to visit soon. However im only interested in MF properties, 10-20 units. Do you know where I could get demographic information? And do you know of any good brokers.

@Karen. I manage my own units. I want to get experience managing for others. I want to have a working knowledge of basic definitions like ROI, Cash Flow Statement, Cap Rates & GRM. You're right, I could read a book or take a class but I am also looking meet new people and potential partners.

@Tom. Great point. I figure 4 hours a week for a month or so should do the trick.

Im thinking about volunteering in a active property management/investment firm for 6-8 weeks, just to learn the language, so to speak. What are your thoughts on that BP?

Im new to wholesaling. But I was a Realtor a few yrs back and an owner/manager for some time. What is your real estate experience? Are you buying to fix&flip or to hold? I have learned alot by attending my local REIA's. But, they are plentiful here in Los Angeles. I suggest you go to your 'dashboard' and use the key word feature and type in the city your closest to. So when ever someone on BP mentions that city you'll be notified. You can just follow them all then thin them out as time passes. Also, I used the key word 'hml' (hard money lender) & I get gobs of notification emails. As you start reading more & more posts your key words will change and you'll start to get a feel for the business. I don't suggest you spend any $$ on a mentor. Oh, also consider partnering with a top producing realtor. Try to attend their board meetings as hml's often give presentations for their loans programs.
