California owners,

Have you contacted HousingIsKey.com? I hear they are offering 80% of unpaid rent if you waive 20%.

Have you filed?

Have you received a confirmation of your application?

Has anyone received any funds?

I would believe what past landlords say only if there is a possibility to verify their rental payment history. I now see how strict screening process makes a huge difference even though individual character/culture/beliefs/values and norms determine how people behave. An honest person won't destroy third party's property, go months without paying rent and moving in their entire immediate family and act like they didn't do anything wrong.

This is an expensive lesson to learn. Been there. Done that. Good luck.

How do rental agencies work? Do they screen tenants too? How is their pay structure? What should I look for?

Happy Saturday Everyone,

I need help. I want to get legal assistance to make sure I am screening applicants properly. I am concerned about fair housing. I am in Los Angeles. I have contacted the Los Angeles County Bar Association but they seem to specialize in evictions.

Does anyone know of anyone I can call?

Join your local apartment owner's association. The forms are specific to the locale and are free to members.

Send it certified mail. Make sure the document is completed correctly. It it's not completed correctly they may not accept it and require you to submit again. But if completed correctly and timely, they will honor it. Check with your local apartment owner's association or attorney for help completing the documents needed.

I use the tenant screening service that comes with my membership at my local apartment owner's association (AOA). It has a full credit report with score, eviction history (and I believe) criminal history. It's been a while since my last vacancy.
