Question: Is it possible to advertise and screen tenants for a waitlist then refer applicants to the owner when a unit becomes available?

I'm not surprised that property managers are not interested in doing that as a stand-alone service.  There's a potential liability in regards to fair housing laws and I'm not sure what I would charge for it.

Hi Danny. What is it about this arrangement that could be a Fair Housing violation?

Hey Everyone. Do you know of a tenant screening company that allows the tenant to access their credit report & score and their eviction & criminal history and share it (electronically) with a tenant referral company and then share it with the owner?

I was like you. It took me a while to figure out every market has its own investment strategy & you must match the strategy to the market. So it's good to know several investment strategies just make sure you spend an equal amount of time researching your market to determine the best strategy. For example: I'm in Los Angeles and IMO it's not really a buy & hold market because it's not landlord friendly, I detest rent control and it's very expensive. So in Los Angeles I invest in flips.

I feel everyone's pain.

I can't think of anyone. You can always join a local credit union and apply or get some credit cards.
