When I was living in Texas (Dallas), it was easier to deal with Con Artist Tenant but since I moved to CA, landlord has no voice!!


 I'm in California too. I agree with starting the same type of company and take her clients. But I'd add also doing YELP reviews.

Section 8 (S8) can pay $1900 for a 1bedroom. So, I ask for $1900. However, the amount was reduced to what the S8 applicant can afford. Which turned out to be $1843. Apparently, the rent is actually based upon the S8 applicant's income. And although I am asking the full payment, I cannot get it, unless I chose another S8 applicant. Has anyone heard of S8 offering less than the payment standard because the S8 applicant cannot afford it? It took nearly a week to find out I would be losing out on $57 a month. I feel forced to accept $1843. How can I know beforehand? How do I know upfront how much rent can the tenant afford?

Question. When do you find out if your requested rent amount is approved? Do you normally get what you're asking?

Generally you can ask the dates they lived there, did they pay their rent on time, if there were any late pays and would you rent to them again?

Help. I am having a hard time verifying applicants rental history. After I'm sure I got the owners contact information, then it seems no one answers the phone nor return our form. Why is it so hard to get owners to verify rental history?

What works for you? What am I doing wrong? Does anyone have a form I could use to verify applicants rental history? There must be an easier way.
