Dear BP family,

Often times, we hear low grade, mid-grade, high-grade construction materials. I was wondering, are these definitions standardized and if yes what exactly do they mean?

Dear BP family,

I just rewired my entire house, put completely new electric everywhere.

Should I get an independent third party electric inspection and a letter of certification to make sure the electric job was done correctly ?

Dear BP family,

Whenever I buy from a wholesaler I always have my internal dilemma. If the deal is so good, why doesn't that wholesaler keep it to himself?

Please, help me to rectify this issue.

Dear BP family,

I am investing in Philadelphia, PA (Philly) and I heard that the L&I inspectors recently became very active and give out many fines and demand many permits.

I was wondering, what exactly requires a permit and what could be fixed/rehabbed without one?

Dear BP family,

I was wondering what's the correct way of calculating how much of a drywall (Sheetrock) will i need to completely re-do a 1000 sq ft two-story home, including the ceiling as well but excluding the basement ?

This worked in our favor because the appraiser remembered what the property looked like before and could make a fair assessment of the work we did to it. So, we cancelled the app with the first, and refi'ed into a 30 year fixed with the same company that did the fix n flip to begin with.
