Dear BP family, 

I have encountered an interesting issue here; a sister and a brother are interested in renting a house of mine, the brother has a good credit score but the sister doesn't. How should I look at it? What's the best way for me to protect myself in case they have a fight and decided not to live together anymore?

Purchase price: $65,000
Cash invested: $60,000

A typical BRRRR deal. Bought for cash, rehabbed, refinanced, rented it out to a section 8 tenant

Dear BP family,

In the state of Pennsylvania water is lienable against a house (not person/tenant). I was wondering if anyone of you would know how much a person has to owe for the city to actually put an official lien on the house?

My section 8 tenant doesn't pay her water bill and my management company takes their sweet time to resolve this issue with her.

I honestly don't mind to be involved. The question is will my property management company will take this as an offense, as if I'm trying to check them?

Dear BP community,

I have a managing company that manages my properties. Is it ok for me to give my phone number to my tenants to make sure all their maintenance requests are answered in a timely manner?
