Dear BP family, 

I was wondering if you would know of any good lender for a cash-out refinance for an investment property in Philadelphia?

This is SFH, residential, no other mortgages.

I'd prefer 75% LTV, 30 years amortization, 5 years fixed rate

Dear BP family,

Time after time I've been coming across the same issue. I see a house for sale but there're no relevant comps( sold in the last 6 months within 0.3miles distance) not good and not bad, just no comps at all. I was wondering, what other variables can I rely on to make my purchase decision and what factors will the appraisers look at?
