Dear BP family,

I have a potential tenant who is interested in my property. She is single doesn't have any kids and makes 3x the monthly rent. However, she has no credit history because she is only 26 years old. (never even had a credit card)

What are your thoughts? What extra precautionary steps should I take?

Thank you all in advance,

Eli K

Dear BP family,

I was wondering should I prepare a detailed (price per unit, total items rehabbed) SOW for my upcoming appraisal or a short two-page summary is enough?

Thank you all in advance,

Eli

Dear BP family,

I have a potential tenant with a good income and a 584 credit score. She says she used to have a better credit score and she's going through a divorce now which negatively affected her credit score.

I was just wondering if it's true, can divorce have a negative effect on the credit score?

Dear BP family,

I'd like to hear your opinion, educated or non-educated guess about how the coronavirus will affect the real estate market, especially the rental segment of it?

Thank you all in advance!

Dear BP family,

I have a million dollar question.

How can I find a good, honest and inexpensive contractor?

What things to look for, what techniques should I implement, what hints and signs to pay attention to?

Dear BP family,

Which material is better for a rental property's kitchen and bathroom porcelain tiles or 100% waterproof vinyl flooring?

We're talking about a single-family house.

Post: How to negotiate construction contract

Dear BP family,

As an investor I'm interested in paying as low as possible for a deposit.

But a contractor obviously wants as much as possible justifying that he needs to buy materials and pay his workers.

What is the best strategy to negotiate down the deposit and how much (percentage wise) is the standard for a deposit?

Thank you all in advance,

Eli M
