Dear BP family,

I have two prospective tenants.

A tenant A is a market tenant (not Section 8) has 600 credit score, makes 2.5 times the monthly rent but has $8000 outstanding debts.

A tenant B is a section 8 tenant, has 470 credit score, makes 2.5 times of her monthly rent portion, and also has $8000 outstanding debts ( car leasing debts).

Please, suggest which one should I choose?

Dear BP family,

As I'm preparing for my next investment purchase, I came up with a question.

In case I buy my next investment property on my personal name ( not on LLC) and I'll obtain a mortgage, will I exhaust my first time home buyer lower interest rate benefit or I get to keep this benefit until I but my first primary residence?

Dear BP family, 

Often times there's a discrepancy between a recorded sales price on a county's website and zillow. Where can i find out the real price the property was sold last and the recorded mortgage ? In New York we have something called ACWIS, do they have something similar to it in other states ?

Dear BP members,

I was wondering, what factors could possibly affect a property's value?

If there's a public school across the street, is it a plus or a minus?

If there's a bodyshop next door, is it an advantage or disadvantage?

Where can I find out which things could possibly affect my property's value, likelihood of renting it out, play a role in the house insurance premium?

Why would a good property be on the market for so long? What am I missing?

Most lenders accept values support up to 1 mile or less recently sold only. 

 sorry for  not being specific. it's urban, very urban inside a city
